A concrete block takeoff starts with the full wall elevation. Doors, windows, gates, vents, and other openings then reduce the masonry face area, provided their dimensions and affected walls are recorded correctly.

Area subtraction gives a useful ordinary-unit estimate. A buildable wall also needs the position of each opening, the verified block module, and a separate schedule for jamb, sill, head, lintel, bond-beam, corner, cut, and other required units.

How do you deduct openings from a concrete block wall?

Multiply each masonry opening width by its height and quantity. Subtract the combined opening area from the gross wall area, then divide the net area by the verified face-module area.

Gross wall area = wall length × wall height × matching wall quantity

Opening area = sum(opening width × opening height × quantity)

Net masonry area = gross wall area − opening area

Exact ordinary-unit area estimate = net masonry area ÷ face-module area

Record the controlled drawing, approved opening schedule, manufacturer detail, or verified field dimension that defines the opening in the masonry. Frame, leaf, clear, and rough-opening dimensions can describe different boundaries.

What should an opening ledger contain?

Give every opening a unique ID and keep its source, wall, dimensions, quantity, and position together. A single combined opening-area field loses the evidence needed when a drawing changes.

Which opening dimensions should you use?

Use the dimensions that define the void in the masonry construction. Confirm them from the current project record rather than adding a general clearance to a door or window product size.

CMHA illustrates conventional opening coordination for a common US module. Those example clearances are guidance for the illustrated construction. The project drawing, frame system, anchors, sill, lintel, tolerances, sealant joint, and local product availability control the actual opening.

Worked example: gross wall, openings, and net area

One wall is 10.0 m long and 3.0 m high. Its ledger has one 1.2 m × 2.1 m masonry opening and two 1.5 m × 1.2 m masonry openings. The approved product record gives a 0.4 m × 0.2 m face module.

  1. Gross wall area: 10.0 × 3.0 = 30.00 m².
  2. Door opening area: 1.2 × 2.1 = 2.52 m².
  3. Window opening area: 1.5 × 1.2 × 2 = 3.60 m².
  4. Total opening area: 2.52 + 3.60 = 6.12 m².
  5. Net masonry area: 30.00 − 6.12 = 23.88 m².
  6. Face-module area: 0.4 × 0.2 = 0.08 m².
  7. Exact ordinary-unit area estimate: 23.88 ÷ 0.08 = 298.5.
  8. Base whole-unit ceiling: 299.

The openings remove 6.12 ÷ 0.08 = 76.5 face-module equivalents from the gross estimate. That value describes area. The approved elevation determines the physical mix of full, half, cut, jamb, sill, head, bond-beam, lintel, and other units.

How do you check an opening against the block module?

Divide the opening width, opening height, and opening offsets by the verified horizontal or vertical module. Use the ratios as layout diagnostics and preserve the actual dimensions.

Opening-width ratio = masonry opening width ÷ horizontal module

Opening-height ratio = masonry opening height ÷ vertical module

Jamb-offset ratio = jamb offset from layout origin ÷ horizontal module

A whole-number ratio can support a modular check. Approved half-module conditions can also be intentional. Fractional ratios flag a review of dimensions, joint basis, bond, cuts, tolerance, frame coordination, and specialty-unit availability.

Position matters. With a 0.4 m horizontal module, a jamb 1.6 m from the origin has a ratio of 4. A jamb 5.0 m from the same origin has a ratio of 12.5. The second condition needs the approved layout; the ratio does not select a cut or move the opening.

Can equal opening areas need different block layouts?

Yes. Equal areas remove the same face-module capacity while their widths, heights, and positions can meet the course grid differently.

Both openings deduct 12 equivalents from a 0.08 m² face module. Opening B introduces fractional width and height ratios in this example. Its approved detail may use cuts, changed dimensions, another module, or specialty units. Area arithmetic cannot choose among them.

How should repeated walls and openings be grouped?

Multiply a wall and its openings only when the wall length, height, module, joint basis, opening sizes, quantities, positions, bond, and unit schedule match.

Compatible unrounded area estimates can be totalled before final rounding. Physical unit types remain separated by product, thickness, finish, bond, location, and detail.

Which units need a separate schedule around openings?

Replace the relevant portion of the ordinary-unit estimate with the units and materials shown by the approved details. CMHA's estimating guidance specifically calls for varying configurations such as corner, pilaster, and bond-beam units to be calculated separately.

  • Full and half units that maintain the selected bond.
  • Cut units with recorded cut size, location, and usable-offcut policy.
  • Jamb, sash, or special end units where specified.
  • Sill units and moisture-control components.
  • Lintel, bond-beam, knockout, or other head units.
  • Reinforced and grouted cells beside or above openings.
  • Control-joint, corner, return, pilaster, cap, coping, veneer, and finish-specific units.

A lintel carries masonry over an opening. Its type, depth, bearing, reinforcement, support, and installation come from structural design and project details. Opening width alone does not provide that design.

How should irregular and changed openings be recorded?

Break an irregular opening into checked rectangles, triangles, or other supported geometry when the takeoff method permits it. Preserve a sketch and keep the course-by-course boundary in the layout record.

For a field change, retain the original opening and calculation. Add the revised dimensions, drawing or instruction, date, authorisation, affected wall, quantity change, specialty-unit change, and order impact as a new revision.

Existing-wall enlargement, infill, or removal needs an as-built check and qualified structural direction. A quantity page cannot approve demolition, temporary support, reinforcement changes, lintel work, or weatherproofing.

Common concrete block opening mistakes

  • Deducting a door leaf or window product size instead of the approved masonry opening.
  • Combining every opening into one area with no IDs or source revision.
  • Multiplying an opening across walls that do not contain it.
  • Checking opening width and height while omitting its offset from the layout origin.
  • Adding a mortar joint to a nominal module that already includes joint allowance.
  • Calling area-equivalent modules the exact physical units removed.
  • Rounding each opening deduction before the wall total is calculated.
  • Adding every specialty unit on top of the ordinary count instead of replacing the applicable units.
  • Using a universal lintel span, frame clearance, waste factor, or block preset.
  • Updating the number without preserving the drawing revision and approval trail.

What should be checked before the quantity is released?

  • Current wall elevation, grids, levels, dimensions, and revision.
  • Every masonry opening ID, source, size, quantity, and affected wall.
  • Horizontal and vertical offsets from a stated layout origin.
  • Verified nominal face module or actual face size plus intended joint.
  • Wall thickness, unit product, finish, bond, and local specialty-unit availability.
  • Gross area, opening area, net area, exact base estimate, allowance basis, and final rounding.
  • Detailed full, half, cut, corner, jamb, sill, lintel, bond-beam, reinforced, and grouted-unit schedule.
  • Named checker, date, supplier confirmation, change status, and unresolved questions.

Wall openings can affect load paths, temporary stability, reinforcement, bracing, fall exposure, cutting dust, access, and installation sequence. Follow current drawings, specifications, permits, safety plans, manufacturer instructions, and qualified professional direction.

Keep cutting, silica control, scaffold, lifting, wall bracing, frame installation, lintel support, grout, and weather protection outside the area calculation. Stop and resolve any conflict between the takeoff, elevation, opening schedule, structural detail, and field condition.
